Custom Software Development for Real Estate

Custom CRMs, portals and proptech tools for agencies and property managers: Idealista and Fotocasa feeds, WhatsApp lead capture, virtual tours and a CRM agents will actually open.

What Real Estate Software Delivers

How We Build Your Real Estate Software

  1. Listing-to-close workflow audit: We shadow agents, listen to the WhatsApp conversations they actually have, and time how long the same property's data takes to reach every portal. The friction is always more than people think.
  2. Property data model design: We define the canonical property schema (residential, commercial, land, holiday let) so portal feeds map cleanly and downstream tools (valuations, MLS, finance) never need a one-off transform.
  3. CRM and inbox build: Pipeline boards, lead scoring, multi-channel inbox (WhatsApp, email, portal forms, phone calls). Mobile-first by default: desktop is a side view, not the main one.
  4. Portal feeds and integrations: We sync to the portals in your subscription stack, including the ones with weird quirks (Idealista's required photos count, Fotocasa's BR XML quirks). We also build a public website if your brand needs one.
  5. Pilot with one office: We pilot with the team most willing to give feedback, run two weeks in parallel with the legacy CRM, then roll out across offices.
  6. Continuous tuning post-launch: New portals come and go. WhatsApp templates expire. Property regulation changes. We keep the CRM alive with a lightweight retainer rather than walking away after delivery.

High-performance stack used by global leaders

React/Next.js/Angular on the frontend and Java 21 + Spring Boot + PostgreSQL 14 on the backend: the same stack that BBVA, ING, and Netflix use for their security and performance.

Real Estate Software: FAQ

How much does it cost to build a real estate software product?

A focused agency CRM with portal feeds and WhatsApp runs €30,000-€70,000. A full agency platform with public website, CRM, mobile app and back-office is €80,000-€180,000. A proptech marketplace or SaaS for multiple agencies typically starts at €120,000. Building management platforms range €60,000-€150,000 depending on accounting depth.

How long does implementation take?

A first usable CRM in 8 weeks. Full agency platform in 4-6 months. Building management with accounting reconciliation, 5-7 months because the bank feed integration and the legal templates take time.

Are you familiar with real estate regulations?

For Spain we work with the Ley de Arrendamientos Urbanos, Ley de Propiedad Horizontal, the Catastro and Registro de la Propiedad data flows, and the recent housing law (Ley 12/2023) regarding stressed-rent areas. For the US, RESPA, fair housing rules and state-level licence handling. We are not lawyers, but we ship software that respects what your lawyers tell us.

Can you integrate with Idealista, Fotocasa or US MLS?

Yes. Idealista (XML feed and Lead API), Fotocasa (BR XML), Pisos.com, Habitaclia, Yaencontre. For the US we work with RESO Web API and RETS feeds across most major MLS regions. Internationally, Rightmove, Zillow and Realtor.com via partner ingestion. We also handle the back-channel for lead reception so messages route into the CRM, not into a portal-locked inbox.

How do you handle data residency and lead privacy?

EU data stays in EU regions. We design the CRM around RGPD basics: purpose limitation, retention windows, easy data subject access response, granular consent on marketing channels (especially WhatsApp). We also wire LSSI compliance for any commercial communication.

Can you build virtual tour tooling?

We do not compete with Matterport, but we integrate with it deeply: embedded in the listing page, embedded in WhatsApp shares, lead-gated when the listing is exclusive. We also build cheaper alternatives using Pannellum or Marzipano for 360 photo tours when budget is tight.

What about valuations and AVMs?

We have built AVMs trained on Catastro data, idealista historic asking prices and notary actual sale prices (when scrapable from the Colegio Notarial bulletins). The model is never a substitute for a registered valuator under Orden ECO/805/2003 or RICS, but it gives the agent a strong starting price in seconds.

Do you handle holiday rental specifics?

Yes. Channel manager integration with Booking.com, Airbnb (Channel Partner), Vrbo. Tourism registry numbers per region (VFT in Andalucía, HUTB in Catalunya, VV in Madrid). Police guest reporting for the Hospederías system in Spain. Dynamic pricing tied to occupancy and event calendars.

Do you work with clients globally?

Yes. We work fully remote with clients across Spain, Europe, the US and LATAM. Time zones, video calls and live demos at every milestone.
